How fast can you turn a pre-approval?

For buyers who have submitted their documentation, we typically turn pre-approvals within 24 hours. In competitive situations, we can often move faster. Call us and we will tell you exactly what we can do for your specific buyer.

Do you work with first-time buyers who need down payment assistance?

Yes. We are well versed in MSHDA's MI First Home and MI 10K DPA programs and use them regularly. Down payment assistance is a real tool for Northern Michigan buyers and we know how to structure these loans properly.

Can you handle manufactured homes and rural properties?

Yes. Manufactured homes and rural properties are a significant part of the Northern Michigan market and we have experience closing both. We know the titling requirements, land ownership considerations, and which programs apply.

What if my buyer is self-employed or has non-traditional income?

We have loan options specifically for self-employed borrowers including bank statement programs that use 12 to 24 months of deposits rather than tax returns. Seasonal and non-traditional income is something we work with regularly in Northern Michigan.

Are you available on weekends?

Yes. Real estate does not stop on Friday afternoon and neither do we. You can reach us evenings and weekends. We will not leave you waiting when something comes up at the worst possible time.

Do you service the loans after closing?
