Union Home Mortgage has been acquiring and adding people through the same stretch where most of the industry was cutting. We have markets across Northern Michigan with nobody in them, and we would rather hand one to someone who already lives there.

We run an advisor-first model, we do not buy leads or compete on rate, and we carry a product bench deep enough that our originators stop sending deals away. What This Team Actually Is

Angie Anderson and Kirby Slocum run the Kirby and Angie Team at Union Home Mortgage out of Traverse City. We originate every day ourselves. That is worth saying out loud, because a lot of people who recruit originators have not personally closed a loan since rates had a two in front of them, and it shows in the advice.

The team is built around a region, not a branch. Northern Michigan is a genuinely different lending market: seasonal income, vacant land, manufactured housing, cottages that have been in a family since 1961, construction projects that start in May because they have to, and a resort condo belt that most lenders quietly decline. An originator who knows that terrain and has the products to match it does very well here. One who is working off a thin product menu spends a lot of time apologizing.

Advisor First, Which Is Not a Slogan

We do not buy leads. We do not compete on rate. Neither of those is a moral position, they are just bad business for the kind of file we want.

When someone calls and opens with "what's your rate," the conversation moves somewhere else fast, because the rate is rarely what decides whether the deal works. Whether the manufactured home has an affidavit of affixture on record decides it. Whether the self-employed borrower's returns can be set aside for bank statements decides it. Whether the construction timeline survives a Northern Michigan winter decides it.

That is the work. It pays better and it is more interesting, and it is also why our originators keep their referral partners for years instead of months.

None of it is complicated. Most of it is just done consistently, which turns out to be the hard part.

A team loan officer assistant and a team processor, both in Northern Michigan. Not a national queue, not a ticket number, not someone three time zones away who has never heard of Boyne City. You can pick up the phone and get a person who already knows your file.

A six month white glove transition team if you are coming from another company, whose only job is keeping your pipeline closing while you learn a new system. Most places give you two weeks and a login.

Marketing, website, CRM, content and local SEO. We build this in house, which is probably how you got to this page in the first place. It points at your name and your market, not ours.

Offices in Traverse City and Manton, plus desks going into local real estate offices in the markets we are opening. For a relationship-driven originator, the room where the agents already work is worth more than a branch thirty miles away.

Your Name Stays Yours

You would join the Kirby and Angie Team. You would not become the Kirby and Angie brand.

You build and keep your own identity in your market. For an originator in a town of four thousand people, that name is the most valuable thing you own, and asking you to trade it for someone else's logo would be a bad deal dressed up as a promotion.

The Product Bench

Short version, because the detail lives on the open positions page:

Conventional, FHA, VA and USDA Rural Development. Jumbo. Construction to permanent across all four agencies. Renovation lending including FHA 203k, HomeStyle, VA renovation and USDA rural rehabilitation. Manufactured and modular homes. DSCR and bank statement lending. Down payment assistance including MSHDA and FHA options outside of MSHDA.

In most markets half that list is a nice-to-have. Up here it is the difference between closing a file and referring it out.

Who We Are Hiring

Licensed, producing loan officers. That is the current priority and the only role with a formal opening. We are looking for originators with an active NMLS license who are writing loans today and who built their own referral base. We do not care what logo is on your card.

Loan officer assistants who want to originate. We develop LOAs into originators and that path is real rather than decorative. There is no posted opening for it right now. If that is your track, tell us anyway and we will be straight with you about whether and when.

If You Are Not Looking Right Now

Most of the good conversations we have are with people who are not actively looking. Nothing is wrong at their shop yet. Then it gets acquired, or the comp plan changes quietly, and suddenly they are choosing between three recruiters under time pressure.

If you talk to us now, you are negotiating from a good position instead of a bad one. You can ask hard questions, take your time, and say no. We would rather be the conversation you already had than the fourth call you take in a bad week.

We do not assign leads. This team is built for originators who already generate their own business through relationships. If you need a lead source handed to you, we are the wrong shop and we would rather say that in the first ten minutes.

It is not. Rates have been sitting near seven percent and margins across the industry are a fraction of what they were in 2021. Anyone selling you a rosier version of that is selling you something. What is true is that a third of the originators left and the loans did not.

You keep your brand, your reputation and your market identity. We put marketing and technology behind what you have already built instead of repainting you in somebody else's colors.

What does advisor first actually mean in practice?

It means we do not compete on rate and we do not chase. When a borrower calls asking what our rate is, the conversation goes somewhere else quickly, because the rate is rarely the thing that decides whether the deal works. We get paid to structure files other people cannot, and that is a different business than being the cheapest quote in somebody's inbox.

What is the K and A Blueprint?

Producing loan officers are the current priority and the only role with a formal opening right now. We also develop loan officer assistants into originators, and that path is real rather than theoretical. What is the one thing that makes this team different?

Product depth in a region where most lenders run out of answers. Construction to permanent, renovation, manufactured homes, non-QM and down payment assistance are not edge cases in Northern Michigan, they are a meaningful share of the market. Originators here stop losing the deals they used to send away.

Do you work weekends?

We answer the phone seven days a week, which in this business is apparently a differentiator. That is a choice we made, not a policy we impose. How you run your own availability is up to you, though the agents in your market will notice either way.
